Project Management
We manage the building processes according to Principal Agent Duties as set out in JBCC Building Agreement. iCON Architects believe that the design ends when the project is finished, we therefore offer a full service where we stay in the process throughout the building process. We issue the building contractor with detailed drawings where required as well as make any changes where the client requests revisions. This ensures that the client and building contractor are on the same page as to what is being built.
- Prepare tender documents, specifications, and supporting information
- Source engineers’ drawings from the appointed structural/civil engineer
- Gather finishing details from the client and compile a complete finishes schedule (lighting, sanitaryware, fittings, etc.)
- Collect specifications and/or costs from relevant consultants, including: HVAC, Underfloor heating, Alternative/renewable energy systems, Security and access control, and Audio and visual integration
- Issue tender documents to selected and approved building contractors
- Receive tender submissions and prepare a comparative summary for client review
- Assist in final contractor appointment and prepare JBCC contract documentation
- Handover of site to Contractor
- Issue of Construction Drawings
- Initiate and / or check sub-contract Design and Documentation as appropriate
- Inspect the works for conformity to the Contract Documentation
- Administer and perform the duties and obligations assigned to the Principal Agent in the JBCC Building Agreements, or fulfil the obligations provided for in other forms of Contract
- Issue the Certificate of Practical Completion
- Assist the Client to obtain the Occupation Certificate
- Fulfil and complete the project close-out including the preparation of the necessary documentation to facilitate the effective completion, handover and operation of the project
- After the Contractor’s obligations with respect to the building Contract are fulfilled, the Architect shall issue the certificates related to Contract Completion
- Provide the Client with as-built drawings and relevant technical and contractual undertakings by the Contractor and sub-contractors
